Kips Bay Decorator Show House Announces 2026 New York Location
The venerable design event stays downtown, transforming a Georgian townhouse on Washington Street that was once home to John Philip Sousa, then Kylie Jenner and Travis Scott
Always a highlight of the design community schedule, the opening of the Kips Bay Decorator Show House was especially poignant last year not only for it’s 50th anniversary milestone but also its downtown location. Opening this year on September 16, the show house will once again occupy a location in lower Manhattan; however, this year’s address comes with a notable pedigree. Situated at 80 W Washington Place in Greenwich Village, the 1839 Georgian red-brick townhouse listed on the historic register was once the home of famous composer John Philip Sousa.
“We’re thrilled to be back in Greenwich Village this year,” says James Druckman, President of the Board of the Kips Bay Boys & Girls Club. “This neighborhood has a real appreciation for design and architecture, and 80 Washington Place is a perfect example of that. We’re excited to see how the designers bring their ideas to life in such a unique New York home.”
Featuring six bedrooms, nine baths, and approximately 8,700 square feet of interior living space, the home stretches across six levels with more than 1,500 square feet of landscaped private terraces. Inside, the home—which was previously restored and is listed with Melissa Olson of Douglas Elliman for $21 million—features a full-floor primary suite with a private terrace, two interior chef’s kitchens, a wellness level with a gym and glass-enclosed sauna, and a skylit media lounge with 700-bottle wine cellar. Maximizing the address’s indoor-outdoor living, the residence also incorporates two outdoor kitchens, a landscaped garden, and a rooftop deck with panoramic skyline views.
“Over nearly two centuries, 80 W Washington Place has been home to notable figures and thoughtfully cared for by generations of owners,” says Olson of the townhouse, which was also previously occupied by Kylie Jenner and Travis Scott. “It’s a residence with a remarkable story, and welcoming the Kips Bay Decorator Show House feels like a natural next chapter, one that honors the home’s legacy while showcasing the extraordinary creativity that defines the design world today.”
Following the September 16 opening, the show house will be available to tour for four weeks. While it will showcase the visionary interiors of a roster of design talents, the event also serves as an important fundraiser for the Kips Bay Boys & Girls Club, which offers educational and after-school programming for kids and teens throughout the city. Since its inception, the Kips Bay Decorator Show House has raised more than $33 million for over 14,000 New York City children and sparked subsequent locations in Palm Beach, Florida, and Dallas, Texas.
