A Biophilic Masterpiece on Martha’s Vineyard Lists for $22.95 Million

The stunning oceanfront property, named Minawetu, features sweeping views, a rooftop pool, and 3.3 acres of bucolic nature

A Martha’s Vineyard beachfront home with magnificent water views, bountiful gardens, and a stunning rooftop pool has hit the market. The biophilic masterpiece, known as Minawetu, is designed and built by Tom Tate of Tate Builders and is set on 3.3 acres of rolling grassy meadows and trees.

“For Minawetu, we followed the 14 patterns of biophilic design, which is an amazing study by Terrapin, when considering every element of design,” Tate previously told LandVest | Christie’s International Real Estate. “Biophilic design seeks to connect our inherent need to affiliate with nature in the modern build environment. Our bodies want to be out in nature, so when we bless these spaces with biophilic design, we feel better. It stimulates a physiological response to the building environment.”

As such, the home features large glass windows facing Vineyard Sound, 10-foot ceilings, and granite steppingstones bridging over reflection ponds with two waterfalls cascading to a lower-level pond. A glass circular staircase leads to the rooftop pool, which is surrounded by expansive decks for lounging and gardens. Five bedroom suites are located on the main level, while the lower level houses a wine cellar, media room, gym, sauna, and more. An additional detached structure houses two more rooms and two full baths.

“Our goal for this home was to radiate substance, stability, and orderliness,” the builder previously said. “Minawetu has a distinct character and weight that can be attributed, in part, to its building material: Chlmsford Grey granite.
