A Spectacular $27.5 Million Rosewood Penthouse Lists in Beverly Hills
Envisioned by designer Samuel Amoia, the lavish three-bedroom residence pairs blue-chip art and collectible design with sprawling outdoor spaces and a private rooftop pool
One of the four spectacular penthouses at the Rosewood Residences Beverly Hills has hit the market for $27.5 million. Envisioned by New York interior and furniture designer Samuel Amoia, the three-bedroom residence marries sculptural furnishings and blue-chip art with sumptuous natural materials for a distinctly Californian interpretation of contemporary elegance. Spanning nearly 4,700 square feet indoors and another 2,200 outdoors, the home occupies a coveted position within the boutique development, which debuted last year as Rosewood’s first standalone residential property in Los Angeles.
Amoia, whose portfolio includes collaborations with Ian Schrager and André Balazs, approached the interiors with an emphasis on craftsmanship and individuality. A palette of honeyed woods, creamy upholstery, and richly veined stone forges an atmosphere of warm nonchalance complemented by world-class art and collectible design. Among the highlights: a dining chandelier by Blue Green Works, a glass table by Max Zinser, a stool by Brett Robinson, and a bronze mirror by Gergei Erdei. A dramatic double-sided fireplace in carved stone links the main entertaining spaces while expansive sliding glass doors invite the outdoors inside.
“My vision for the penthouse was to create a home that feels deeply personal, with a strong sense of character and a natural connection to its surroundings,” Amoia tells Galerie. “The exceptional craftsmanship and attention to detail throughout the building make each residence feel like a custom home, and I wanted the furnishings, art, and collectible pieces to complement that quality while bringing warmth and individuality to the interiors.”
The penthouse’s indoor-outdoor lifestyle reaches its apex on a sprawling private rooftop terrace, complete with a swimming pool, spa, and outdoor kitchen. A skylighted floating staircase connects the levels, while a dedicated California room with a wet bar provides another inviting destination for entertaining. “The connection between interior and exterior spaces was important, with an expansive private roof terrace and pool that make the home ideal for entertaining while offering a sense of privacy and retreat,” Amoia says. The primary suite, meanwhile, offers two walk-in closets, a windowed dressing room, and a spa-like bathroom.
Developed by Nahla Capital and GPI Companies, Rosewood Residences Beverly Hills comprises just 17 homes within an elegant limestone-clad building south of Santa Monica Boulevard conceived by architect Thomas Juul-Hansen. (It occupies the site of the former Friars Club, a private showbusiness club once frequented by entertainment legends such as Frank Sinatra and Jerry Seinfeld.) Residents enjoy the hospitality brand’s signature services, including private chefs, personalized fitness training, and in-residence spa treatments. A rotating art program in collaboration with Creative Art Partners further enriches the experience. The property will gain even more amenities next year, when hospitality group Noble 33 plans to debut a Japanese steakhouse and izakaya across 12,000 square feet on the ground floor.
“What makes a boutique residential setting so compelling is the opportunity to create a more personal experience,” Amoia continues. “With only 17 residences in a highly serviced building, there’s a sense of intimacy and individuality that makes the penthouses at Rosewood Residences Beverly Hills feel truly private. The design needed to reflect that sensibility.”
