A Catskills Retreat with a Massive Stone Maze Hits the Market

A Catskills property with a one-of-a-kind landscape artwork from English sculptor Michael Ayrton has been listed for $8.5 million. Known as Eagles Ridge Farm, the 280-acre retreat is located just over two hours from New York City and features an extraordinary stone maze commissioned by contemporary art collector Armand Erpf, who had read Ayrton’s The Maze Maker.  

The maze, which features walls up to ten feet high and bronzes depicting Daedalus, Icarus, and the Minotaur, was completed in 1965 and stretches 1,680 feet. “Michael Ayrton’s monumental stone maze and sculptures make the landscape itself part of the collection, while the scale and freedom of the property offer extraordinary possibilities for its next steward,” says listing agent Kathryn Johnson of William Pitt Julia B. Fee, Sotheby’s International Realty. “It is at once a private retreat, a cultural legacy and a canvas for what comes next.”

The main home on the property is an 8,530-square-foot colonial mansion that was renovated in 2016, with eight bedrooms and seven and a half baths. A moss-lined bluestone path leads to a 2,800-square-foot brick guest house with three additional private apartments and an 800-square-foot pool house.

The estate also features a five-stall horse barn, polo field, six-car garage, a tennis court, and more. “Eagles Ridge is one of those rare properties that simply could not be recreated today,” says Johnson. “280 acres of extraordinary Catskills landscape would be remarkable on its own, but here, art, architecture, and nature have been intertwined for generations.”
