This exclusive first look reveals the inspired spaces conjured by this year’s roster of 22 designers alongside a special art curation by Gay Gassmann

Even the most established New Yorkers love a reinvention, and after 50-plus years, the Kips Bay Decorator Show House is no different. Last year, the annual gathering moved from uptown to Greenwich Village, and changed the calendar from spring to fall. This year, the event adds an exciting art moment, curated by author and art-world insider Gay Gassmann, who will elevate the show house’s emblematic stair.

“I am so excited and honored to have been invited to curate the Gallery Stair at this year’s Kips Bay,” says Gassmann. “The curated art stair will run through the entire house and lead visitors up to all the rooms with artworks on each landing. I have selected American artists who represent American creativity and beauty in all its forms. I invite visitors into the show house to celebrate living with art, color, and joy.”

Indeed, this year’s event—which encompasses 22 designers who transformed a plethora of spaces in the multilevel townhouse once home to famed American composer John Philip Sousa—embraces palette and pattern, with inspirations ranging from the whimsical designs of Spanish architect Antoni Gaudí to Italy’s caffè culture. “I still think of this block as the center of the world,” says Peter Dunham, who designed a guest bedroom at the show house. “When the opportunity arose to participate in a historic house in the nexus of my New York experience, it was too good to pass up.” 

“For more than 50 years, Kips Bay has set the standard; an invitation to design a room here is a defining moment in an interior designer’s career,” adds Andrew Torrey, who is shaping a sultry smoking room. “This year’s contemporary townhouse in Greenwich Village marks a new, exciting chapter, and I’m grateful to have a hand in it.”

Open September 16 through October 13, the Kips Bay Decorator Show House will not only showcase the work of emerging and established designers, but also the creative output of brands like Artistic Tile, Benjamin Moore, Kohler, Kravet, and more. But most importantly, the ongoing event serves as an important fundraiser for the Kips Bay Boys & Girls Club, and since its inception, it has raised more than $35 million in support of the organization’s vital educational and enrichment programs for young people throughout New York City

“There is nothing quite like seeing a Kips Bay Decorator Show House come to life,” says James Druckman, President of the Board of the Kips Bay Boys & Girls Club. “We are beyond excited to welcome the public to 80 Washington Place and invite everyone to experience what these extraordinary designers have created while helping support the young people of the Kips Bay Boys & Girls Club.”

Aamir Khandwala Interior Design envisioned his room, The Secret Garden, during a trip to Barcelona, where he viewed the fantastical designs of famed architect Antoni Gaudí. “The Secret Garden is a magical space—a world that invites you to explore, where imagination and exploration have no limits,” says Khandwala, who enveloped the space with plaster walls hand-carved with a leaf motif, then installed a topographical Crosby Street Studio rug. Exuberant furnishings and art from Cristina Grajales Gallery, Maison Gerard, Hostler Burrows, The Future Perfect, Twenty First Gallery, R&Company and more add to the transportive ambience.

Drawing on the ethereal look of the cosmos, Atelier CV utilized luminescent materials from Phillip Jeffries, Benjamin Moore, and Tai Ping to shape a room that dazzles. Shimmer comes in unexpected places, like the glistening drapery made using a Misia fabric or the Artistic Tile counters and backsplash that enlivens a custom bar embellished with Baccarat crystal and Made Goods fixtures.

The convivial main floor of the show house gets a shot of Italy’s caffè culture, courtesy of Bilotta Kitchen & Home. Here, studio founder Regina Bilotta and her daughter, Sarah Witkin of Bilotta Architecture, drew on coffee bars of the 70s and 80s to create a warm, welcoming space furnished with 3-D printed stools by Dirk van der Kooij, upholstered in Casamance velvet, and lit by a sinuous lighting fixture by Kawabi.

Carrier and Company introduced their new Lee Jofa collection, Gracie Gardens, in the maximalist dressing room that gets an energetic kick from the Kravet wall covering, playful Avram Rusu Studio lighting installation, and an intricately patterned floor covering by Rug & Kilim. The designer’s Lee Jofa collection also brings to life a classic sofa, Century ottoman and chairs, and bespoke wardrobes by Closet Designs, finished with sculptural Corston hardware.

“Every Kips Bay Show House is a snapshot of where design is headed, and what makes it unique is the diversity of voices contributing to it,” says studio founders Jesse Carrier and Mara Miller. “We’re looking forward to seeing the creativity, craftsmanship, and imagination our fellow designers bring to this extraordinary house, all in support of a cause that has such a meaningful impact.”

How would an editor and collector want to live—that was the client Chad Dorsey Design conjured for a home office where the sultry sound of Miles Davis floats across a curated assortment of collectible design, including examples by Hans Wegner and Josef Frank.

The magical time between day and night motivated Dunnam Zerbini Design’s Velvet Lounge, which is organized around a sculptural fireplace by Scott Strickstein of Scott Daniel Design, a felt chandelier by Grietje Schepers, and a Campana Brothers cabinet. A plush Burton James sofa dressed in a Donghia fabric and a Hubert le Gall chair upholstered in a Misia textile encourage deep conversation. A painterly Fromental wallpaper, Benjamin Moore paint, and Edward Fields carpet add to the space’s cinematic flavor.

Emily Del Bello Interiors channeled the romantic splendor of Paris for an intimate powder room shaped with Calacatta Viola marble from BAS Stone and a visually stunning ceiling feature made with a Rosemary Hallgarten fabric and Samuel & Sons trim. Jewelry-like hardware by Kohler and Corston provide just the right splash of glamour.

Everyone looks good in pink lighting—and this intimate bath readily proves the point. Transforming a small space with big colors and ornate pattern, Eve Jean Interiors conjured “Le Boudoir,” a scintillating sanctuary showcasing teal bath fixtures from Kohler, an artful Arte wallpaper, and refined brass accents.

Tapping into the heady of fervor of downtown New York in the 1970s, EZG Design founder Erik Gensler organized the “After Dark Aerie,” a moody salon set with a sharp Burton James daybed and swivel chairs done in a Donghia fabric, Milo Baughman sofa, a Joe Colombo Elda chair, and Billy Baldwin étagères. Ornate accessories, Baccarat crystal, and vintage objets from Donzella complete the exotic lair.

For a stately bedroom, John Ferguson Interiors tapped into the design philosophy of David Hicks, translating his dedication to rigor and unfettered passion into a suite dressed in rich tones and structured geometries. A striking wool and silk Edward Fields rug mirrors the tight striations of the Phillip Jeffries wall coverings animating the ceiling. The room’s tactile nature plays out across a selection of furnishings from Dune, Karl Kemp Antiques, and more while the adjoining terrace boasts a compilation of pieces culled from Made Goods and McKinnon & Harris.

To create a bedroom suite for a young girl, KKB Interiors mixed a worldly selection of antiques with other heirlooms, giving the space a sense of personalization, narrative, and thoughtfulness. Architectural panache from Hyde Park Mouldings, timeless Sanderson fabrics, and a trellis-like wallpaper by Gracie make this room feel intimate and welcoming.

An architect’s eye infuses the dining room orchestrated by Marmol Radziner. The studio conceived a shapely dining table that was crafted in their Los Angeles workroom, its soft edges complementing the ripples of the curtains by The Shade Store, the gentle curves of the Maria Pergay dining chairs, and the punctuating wall relief by Helsinki artists Pekka and Sirkka Paikkari.

Brooklyn designer Megan Grehl produced the “Future Ruins” bath, influenced by the Dune landscape. Breccia Pernice marble from ABC Stone is carved into a sculptural soaking tub, custom vanity, and more, creating a dramatic surface that glows under a Drift chandelier from Carpenters Workshop Gallery and Christopher William lighting. Objets discovered at Maison Gerard, Melanie Dunea photographs, and artworks by Shizue Imai and William Coggin add to the visionary aesthetic.

Seven floors above the street, the Nicole Fisher Interiors-designed rooftop offers a dramatic perch to take in sweeping views of lower Manhattan. An art-lined stair leads up to the picturesque aerie with an attention-grabbing bar dressed in a Zoffany fabric and Samuel & Sons trim, and backed by a painterly Calico wallpaper.

Never one to shy away from pattern and print, Peter Dunham & Associates wrapped a fifth-floor bedroom in the designer’s newest linen stripe. “In a north-facing room, I wanted something that would absorb sound and feel cozy without being cloying. And, most importantly, I needed a good backdrop for art,” says Dunham, who selected a vintage four-poster bed, wicker bedside tables from his Hollywood & Home brand, and Natan Moss ceramic lamps for the guest suite. “Using a mid-century sofa, a gutsy Louis XVI armchair, and a modern French black marble cocktail table on top of a beautiful, early Khotan carpet from Marc Phillips gives the room the tailored, eclectic vibe intended to bridge the distinguished, landmarked exterior and the modern interior architecture.”

Robbins Architecture and Interiors founder Celeste Robbins drew from her travels throughout Japan for a bath that balances customary restraint with punctuating moments. A conjured illusion fills the atmospheric void left by a room with no windows, while opaque accents, like a screen made from a Rosemary Hallgarten sheer, nod to the space’s theme: kasumi, the Japanese word for mist.

Studio Armando Aguirre transformed a throughway into a thoughtful library, perfect for reading, a light bite, or an illicit smoke. Panels of yellow silk contrast the Benjamin Moore gray walls that surround a vintage Frank Lloyd Wright chest of drawers, FontanaArte pendant, Jacques Blin cocktail table, J.M. Szymanski lamp, and antique Persian rug from Rug & Kilim.

Giving life to the mezzanine, Ten Plus Three installed an assortment of artful additions, like a Nacho Carbonell lamp, Damien Langlois chair, and Gertrud Louise Goldschmidt’s wall art that inspires quiet contemplation, while an Arte wall covering, Rogan Gregory pendant, and Valeria Brathwaite sculpture command attention for guests just passing through.

“I don’t collect by country. I don’t collect by century. I collect what consumes me,” suggests designer Andrew Torrey, who produced “Le Fumoir,” a sexy smoking lounge outfitted with pieces by Chapter & Verse, Loro Piana, and more, as well as books and artworks from the designer’s personal collection.

Landscape designer Tyler Banken leaned into the idea of the outdoors as an extension of the interior, producing a backyard terrace perfect for alfresco entertaining. John Michael Studio cabinetry topped with a honed quartzite is backed by an Ann Sacks tile, while the opposing show-stopping fireplace holds a cast bronze log. A custom pergola nods to the nearby Washington Square Arch while the wall of 13 stripes pays homage to former resident John Philip Sousa’s “The Stars and Stripes Forever.”

Designer Vanessa Deleon has already earned her stripes as a maestro of the show house bath; this year, she’s organized a softer sanctuary with striking shapes that offers a captivating counterpoint to her jewel-tone room from two years ago. Here, she enveloped the interior in Artistic Tile slabs, blurring the boundaries of the space that’s set with functional-meets-fabulous accoutrements from Kohler, Made Goods, and her own line of bath accessories.

Making their Kips Bay debut, Wegner Fine Cabinetry cultivated a kitchen and pantry around the idea of a late-night snack, with daring design details, like a mosaic floor and expressive stone on walls and countertops. Viking appliances give the space functionality, while art from Friedman Benda adds the flair.
